Property & Accommodation Strategy

Companies, when faced with expansion, contraction or relocation must match future property and  accommodation with ongoing business planning. Leveraging the objectives of an organization against  longer term property cycles requires the development and implementation of effective property strategy.

Strategy starts with the development of a time-based accommodation brief, identification of the financial  objectives of the client and the evaluation of trends and options available in the property markets.  Parameters for effective negotiations must meet client approval and set objectives prior to participation in  the market.

Site Selection & Tenant Representation

We can champion the leasehold ambitions of tenants from brief formulation, financial and options analysis through to lease negotiations and briefing legal counsel regarding commercial terms and lease documentation. 

Upon finalization of the accommodations brief and the establishment of approved parameters for negotiation, relevant options must be sought from the market and the initial suitability of these options reviewed. Formal market briefing documents are prepared and release to the market. This will assist the market to respond with properties that conform to our client's specific requirements.  

Financial and non-financial (value to the organisation) analysis must be undertaken to evaluate the preferred options. In developing a negotiation strategy, the most suitable properties and/or the premises will be identified. 

The process of offer and counter offer will be financially analyzed until terms and conditions are agreed and can be commercially documented. We manage the legal negotiations and  documentation in line with the commercial objectives of the parties.

Transition Management

Transition Management is the co-ordination of a business’ move from its current premises, through the relocation process and on to the commencement of operations at a new site. 

Moving is a notoriously time consuming and stressful experience, yet many businesses underestimate the cost, time, resources and patience needed to relocate to new facilities. 

Understandably, when planning a relocation people tend to focus on the upfront deal – the negotiation of conditions, rent and other headline terms. This often means that the equally demanding task of managing the move itself is overlooked. 

We have extensive experience in a wide range of services related to corporate real estate. We provide assistance at every stage of the relocation in order to ensure a smooth transfer with minimal disruption to your organization.

We act exclusively for purchasers of commercial, industrial and retail property, devising and implementing appropriate strategies to locate and acquire a particular or suitable property.  

We will meet with you to prepare a detailed brief of your requirements, whether the  property is to be used for your own business requirements or for investment purposes. This brief will form  the basis of the property searches.  

We will work with you to secure the property, whether it is for sale by private treaty, auction, expression of interest, or public tender.  

We have a proven process that allows full transparency and gives you full control of the  process at all times. From initial inspections to the due diligence process we will advise you to achieve your desired outcomes.

Asset Planning & Portfolio Strategy

We undertake a complete review of all leased and owned property within the portfolio, including all client managed data, to determine the most appropriate method of occupation.  

This may include analysis and advice on the leasing / purchasing of additional property and/or surrender, assignment, sub-lease or divestment. Any assessment of lease / purchase options is undertaken in conjunction with the existing portfolio and the balance sheet and profit and loss implications for the client. 

The provision of a tailored strategic plan will enhance the performance of the portfolio establishing target criteria that will transfer the evaluation from a user model to an investment model. This includes benchmarking income producing assets against investment market performance. 

To establish single property plans we assess the lifecycle management of property assets. This includes the cash flow analysis and value implications of maintenance, refurbishment, redeployment and divestment. 

Resulting acquisition and divestment transaction recommendations and management can also be undertaken during any implementation stages.
